Diesel Mechanics
Belize doesn't split gas and diesel garages the way the US does — most shops handle both. Truck and heavy-equipment work centers on Belize City (Belize Diesel & Equipment) and the Mennonite garages in Spanish Lookout; tractor diesel is almost exclusively Spanish Lookout; marine diesel lives in the coastal towns. Anything highway-legal is fair game for any general mechanic in town.

Every coastal town and island in Belize has boat mechanics because pangas and skiffs are how you get to your property, do your groceries, or run a fishing charter. San Pedro, Caye Caulker, Placencia and Belize City have the most established shops; smaller villages usually have a freelance mechanic who works out of their yard. Yamaha and Suzuki outboards dominate; parts for them ship in from Miami in ~a week.

Most new residential construction in Belize is reinforced concrete block (CMU) on a poured slab — wooden framing exists but doesn't survive termites long-term and doesn't pass hurricane code near the coast. Insulated concrete forms (ICF) are gaining ground for higher-end builds. Get at least three quotes; prices vary wildly depending on whether the contractor imports fixtures or uses local. Expect $80–$180 BZD/sq ft for finished construction depending on finish level.

Belize residential wiring runs on 110V/60Hz, same as the US and Canada. Most licensed electricians are certified by the Public Utilities Commission (PUC) and BEL (Belize Electricity Limited); anything more than a single fixture swap should really go through one — BEL will refuse to energize new service without a licensed electrician's certificate. Rural properties often need a full solar-plus-inverter setup because grid extension is expensive and slow.

Central AC is unheard of in Belize residential — everyone uses ductless mini-splits, either single-zone units in bedrooms or one per living area. Inverter-type splits are strongly preferred because power bills are high and inverters use ~40% less than fixed-speed models. Salt air on the coast destroys condenser coils, so beach and island installers usually specify coated coils or short 3–5 year replacement cycles.

Belize roofs are almost universally corrugated metal — either galvanized steel or aluzinc — because clay tile and shingle roofs don't survive Category 3+ hurricanes and metal ships in flat-packed. Post-hurricane demand for roofers spikes hard (2020 Eta and Nana kept crews booked for a year). If you're re-roofing, get quotes for both 26-gauge and 24-gauge steel; the heavier gauge lasts noticeably longer near the coast.

Plumbers here typically handle both potable-water plumbing and septic-tank service, plus rainwater harvesting cisterns which are standard on the islands. Water heaters are usually solar or on-demand propane — traditional tank heaters are rare.

Most Belize property outside the town centers is on a private well — municipal water only reaches the district capitals reliably, and even there pressure and quality are inconsistent. Wells in the flat coastal plain (Corozal, Orange Walk, Belize District) hit water at 30–80 ft; the Cayo and Toledo hills go deeper. Expect to pay by the foot ($40–$70 BZD/ft depending on rig) plus casing, pump, and pressure tank as separate line items.

Attorneys typically charge 1–2% of the sale price for full conveyancing. For immigration matters (QRP, Permanent Residence, work permits), most law firms have an immigration specialist — ask before you sign a retainer whether they've filed cases with Belize Immigration in the last year, since the process changes often.
